Wisconsin eviction notice software

Answer a few questions. See which notice matches.

Evictago is built on Wisconsin's landlord-tenant law, ch. 704. You answer the questions, it shows which notice matches your answers, figures the dates & builds the paperwork. Print it yourself or have us mail it certified for $45.

Software, not a law firm. You choose the notice.

The four notice periods in ch. 704

5 day notice

Pay the rent or move out. Or fix the problem or move out. For month-to-month tenants and leases of a year or less.

Wis. Stat. § 704.17

Which one matches your situation? That's what the questions are for.

How it works

Three steps. You make the call on every one.

  1. Answer the questions

What kind of tenancy it is, what happened & what's owed. Plain questions, one at a time.

  2. See the notice that matches

Evictago shows which notice matches your answers, the statute behind it & the dates figured out. When your answers point to a lawyer, it says so.

  3. Print it or mail it

Print the paperwork yourself, or have us print it & send it certified mail for $45.

Why the paperwork matters

The expensive part is the do-over.

Wrong dates on the notice, the wrong notice for the tenancy, or a posting without the mailing, & the case can get tossed. Then you start the clock over.

What does that cost? A new filing fee, a new notice, another notice period & usually another month of rent that isn't coming in.

Evictago does the notice math the same way every time. That's the whole idea.

Print & mail

Skip the post office line.

Per notice. We print it & send it certified mail for you.

Process servers around the state$65 to $150
Milwaukee County Sheriff$100
Evictago certified mail$45

Certified mail is one of the ways Wisconsin allows a notice to be served (Wis. Stat. § 704.21). You don't have to catch the tenant at home.

Who it's for

Built for the people who write the notices.

Property managers

Three people writing notices means three ways of doing it. Evictago puts the whole team on the same questions, the same statute & the same paperwork.

Investors

A handful of doors, maybe in a few different towns. Same process on every property, & a notice can go out certified without the drive.

Landlords

Only need a notice once or twice a year? Go month to month the month you need it & cancel when you're done.

Why it exists

Built by a Wisconsin landlord

The worst piece of paper in my rental business wasn't a lease... it was the eviction notice.

5-day, 14-day, 28-day. Which one? When does it run out? Did I serve it right, or am I about to do the whole thing over? I'd sit there with ch. 704 open in one tab & a calendar in the other, counting days like I was tuning a guitar by ear. Close enough doesn't cut it in court.

So I built the thing I wanted. Every single little rule, in one place, done the same way every time.

Questions

The four questions people ask first.

Is this legal advice?

No. Evictago is software, not a law firm. It shows which notice matches the answers you enter, figures the dates & builds the paperwork. You choose what to serve. When your answers point to a situation that needs a lawyer, it tells you that too.

Does it work in my county?

If the rental is in Wisconsin, yes. Evictago is built on ch. 704, Wisconsin's statewide landlord-tenant law.

What does it cost?

$99 a month on the annual plan or $198 month to month, plus $45 for any notice you want printed & mailed certified.

Can I try it first?

Yes. The sample case walks a made-up tenant all the way to a finished notice. Nothing gets served, it's a practice run.

  • A made-up tenant, a made-up unit & made-up late rent
